I see that some apartments I've been looking at have asked for a letter of reference from a previous landlord... is this necessary? Do I need this regardless of whether or not I have a guarantor?

I'm looking to rent my apartment. I live in a lovely 3 bedroom, 3 bath apartment on York ave in the 60's. It's a doorman building, with a gym, a playroom and rooftop garden. The building also has a garage for an additional monthly fee. The apartment is very large, in excellent condition, and with lots of light, open views and plenty of closet space. Air condition units are through the walls and the kitchen has a window with a sub-zero fridge. What is a fair asking price to rent my place out?

We are planning on a move for Sept 1, 2010. The goal is to come in August to find an apartment. My question is should we proceed with this time frame or wait for an Oct move. I have heard the horror stories of apartment hunting in the summer up against college students. We are looking for a one bedroom downtown east or west with a budget of about $3,000 a month for rent. I currently live in Belgium, Europe and I have recently sold my company. I currently still own a real estate development company down here. But I really love the US and would love to do business there, I would also prefer to live there and it's just perfect timing, the business is gone, we're thinking about children... I am about to rent a coop for one year with a one-year option to renew at a specified % increase for year 2. What is the normal rate these days for that? Is there a benchmark to use instead of an absolute value?
Is there a good source to gauge the absorption rate in Brooklyn for condos, coops, and apartments? I've been reading a good amount about the overall decline in rents, but would like further information to compare rent decreases to the amount of time properties are being absorbed in the market place.

While doing some research on buying a condo, I've that some condos have an obscenely high monthly tax attached. For condos in the $3~4m range, the monthly RE tax can be anywhere from $600~2500. This coupled with monthly maintenance charge means the owner has to pay upwards of $5000 a month just to live in a $3-4m condo.
I'm wondering if the real estate tax can be deducted from the income tax, or if there's anyway of alleviating the hefty monthly tax that comes with a property. If not, why would one buy a property without 421a abatement?
Hi, I currently live abroad, and plan on returning to NYC in the near future. I would like to purchase a condo, and have a few questions since I'm a first time buyer.
First of all, what are the upsides of purchasing an apartment through an agent compared to going to the seller's agent without one yourself?
Also, if one hires an agent, what prevents him/her from pushing offerings from his agency on you rather than finding your ideal condominium? Additionally, would an agent have access to all the available offerings on the market, or would agents from bigger agencies have access to a bigger selection?

Hi, I recently signed a 1 year lease in manhattan and am looking to protect against further rent increases when renewal time comes. Do you know of any ideas on how to hedge rent increases. One thing I explored was looking to buy a REIT fund such as VNQ with low expenses, figuring if Rent goes up next year the REIT fund will appreciate and I can sell, to cover the increase. I did a correlation analysis of VNQ against 13 month historical data, and did not come up with great results. I know it's only a small sample size, but is there a pure play liquid investment out there to protect against further rent increases in Manhattan?

What areas do you recommend that have a European feel (outdoor cafes, tree lined streets, small shops and bakeries, etc.). Is is possible to find a 1 bedroom flat for $2,500? with a balcony? I will be commuting to Weehawken, NJ via the NY waterway.
Hi, My partner and I are now in the enviable position of needing to commute from our ranch in Arizona to NYC and we're there about 2/3 weeks per month. Most people would probably just move, but I'm getting close to retiring and "the plan" is to retire to the ranch. I hesitate to tie up the cash to buy for only a year or two based on probably not getting to a break even in that time. So renting seems to be the key. We would prefer Gram. Park / Lower Park Ave Murray Hill area. We need a HUGE 1br and it MUST have an elevator. When I say "huge" I mean over 800 sq. feet. The building should be secure enough to allow one or both of us to be absent for weeks without problems. And like most, we prefer pre-war buildings if possible. Tall order? I hope not too difficult... We'll need this signed and available in less than 45 days. HELP!

I am looking at properties and not from Manhattan. Can you explain the difference between a condo and a co-op? Are the requirements to buy the same or is one easier than the other?
My daughter is buying a property and says her accountant told her that she will be able to deduct her closing costs from her taxes at the end of the year. I asked my accountant and he says that this is not true. Does anyone know the right answer?
